By booking a stay with us, you and any persons accompanying you agree to the following conditions. If you have questions about your booking, please contact us in advance.
The host is Korčulaia d.o.o., Poljička 5/V, 10000 Zagreb, Croatia, OIB 94565411959 (managing directors: Anna Gutgsell, Christian Gutgsell). These terms apply to all stays booked directly with us. For bookings made on Airbnb, Airbnb's terms govern the contract, payment and cancellation; the rules on the stay, house rules and liability in these terms apply in addition.
Bookings may only be made by adults. The maximum number of guests per apartment is three. If the person making the reservation does not themselves occupy the apartment, they remain responsible for cancellation, no-show and damages. Access to Korčulaia is only permitted to persons with a valid reservation; visitors may use the premises only with our express permission.
You book directly with us via the booking page. Your booking is binding for you. We hold the dates for you for 5 days; the contract is concluded once your deposit is received, and you will receive the booking confirmation by e-mail. If the deposit is not received in time, the dates are released. Minimum stay: 5 nights.
The price consists of the nightly rate, the final cleaning and any discounts, and is shown to you before you submit. It includes statutory VAT, the tourist tax (boravišna pristojba), bed linen, towels and Wi-Fi.
Payment is made by bank transfer; you will receive the account details by e-mail right after booking. A deposit of 30% of the total price is due within 5 days of booking. The balance of 70% is due no later than 4 weeks before arrival. For bookings made less than 4 weeks before arrival, the full amount is due immediately.
If the balance is not received on time, we will send you a reminder by e-mail. If payment has still not been received 3 days after this reminder, the booking is deemed cancelled by the guest; in this case the deposit is not refunded and the dates are released.
Under EU consumer law there is no statutory right of withdrawal for accommodation booked for specific dates. The following cancellation terms apply instead.
24-hour window: You can cancel free of charge up to 24 hours after the booking confirmation, provided the confirmation was made at least 7 days before arrival.
Stays of up to 27 nights: Cancel at least 30 days before arrival for a full refund. If you cancel between 30 and 7 days before arrival, we refund 50% of the booking amount. Cancellations less than 7 days before arrival, no-shows and cancellations after arrival are not refunded.
Stays of 28 nights or more: Cancel at least 30 days before arrival for a full refund. For later cancellations we charge 30 nights (or the remaining nights, if fewer); there is no refund after arrival.
Please send cancellations by e-mail to christian@korculaia.com. The time the e-mail is received (Croatian local time) applies. Refunds are made via the original payment method. We recommend taking out travel cancellation insurance.
If we have to cancel a booking for reasons within our responsibility, or if the accommodation cannot be used due to force majeure, we refund all amounts already paid in full. Further claims are excluded to the extent permitted by law.
Croatian law requires us to register all guests with the authorities. Before arrival you will receive a personal link to our online form. Please enter the details of everyone travelling and bring a valid ID card or passport for your stay. We cannot accommodate guests who have not been fully registered.
Check-in from 4 pm, check-out by 10 am. The apartments have digital locks with a keypad; you will receive your personal door code by e-mail shortly before arrival. It is only valid for the duration of your stay and must not be passed on to others.
All guests undertake to respect the privacy and the quiet of other guests and the owners at all times. We reserve the right to cancel a booking with immediate effect and to exercise our right of domicile if guests do not comply with this agreement or disturb other guests.
Korčulaia is a place for all ages. Children are welcome. For stays involving minors, at least one parent or legal guardian must be present at Korčulaia at all times. Parents are responsible for their children.
Pets are not allowed in the apartments.
Smoking (including e-cigarettes) is not permitted inside the apartments. Smoking is allowed on the terraces and in the garden; please do not leave cigarette ends in the garden and take particular care with embers because of the fire risk. Any costs caused by smoking inside the apartments (e.g. special cleaning, odour removal, loss of a following booking) will be charged to the guest.
Free Wi-Fi is provided in the apartments. Guests agree to use this access fairly and reasonably for common use such as web browsing, e-mail, messaging, social media and streaming. Heavy media streaming, online gaming, large downloads and access to illegal content are not permitted. Violations may be reported to the local authorities.
Guests are liable for and must pay for any damage that they, their fellow travellers or their visitors cause through their own fault during the stay; the person who made the booking is liable to us for this. This includes in particular breakage, stains, damage to furniture, fixtures, appliances or the door locks, and the unauthorised removal of any property of Korčulaia d.o.o. Normal wear and tear is excluded. We will invoice the cost of repair or replacement after the stay; the amount is payable within 14 days. Please report damage as soon as possible – this helps us fix it before the next guests arrive. Lost or forgotten items, if found, are kept for one month; we do not accept replacement liability.
It is the responsibility of each guest to protect their valuables. We accept no responsibility for loss or theft during your stay, unless caused by our intent or gross negligence.
Croatian law applies. If you are a consumer, the mandatory consumer protection rules of your country of residence remain unaffected. Should any provision of these terms be invalid, the remaining provisions remain in force.
